SOLAR
The roofs of all the commercial
buildings – Sports center,
commercial zone, retail park and
shaded rows of the car park will be
covered in solar panels. With the
exorbitant price of electricity on
the island, a solar investment pays
back in under three years and then
offers years of extensive savings.
WATER
All the buildings in the township
will have large cisterns built
underneath and have gently
sloping roofs to harvest rain water.
Two natural springs on the land will
be tapped as a back-up source of
water.
LOT CONSTRUCTION
All the individual villas built in the
township will be required to
dedicate some roof space to solar
panels and also have large cisterns
for rain water harvestation.

return for 60% Equity

DEBT VS EQUITY
The $4,000,000 is treated as debt to
protect the investors. In case of an
unforeseen cancelation of the project, this
amount will be covered by the land value
and fully allocatedThis amount is also returned to the
investors before any dividend splits with
interest, limiting the capital exposure to
the project.
ASSET VALUATION
All assets are valued at the current
market in the calculation of the IRR and
do not take into account the expected
increases in the Roatan real-estate
market.
